Survey, Due Diligence, and Entitlements
From concept to close-out, GAI’s team is experienced with all pre-design activities from full-service surveying to real estate due diligence, positioning, revenue generation, public/private partnerships, and redevelopment strategies. We bring the projects together through sound strategies and achievable outcomes that support the larger mission of building great places.

Placemaking
Placemaking is the planning practice that defines the linkage between social fabric, economic vitality, and the creation of places for people. We lead strategic visioning and master planning efforts for both old and new communities. We build understandable community frameworks for reconciling competing issues, guiding decisions, and structuring actions.

Mobility Planning and Design
In the changing world of transportation options, GAI’s team of professionals collaborate with both our public- and private-sector clients to develop multi-modal mobility planning solutions. Our solutions are based on an approach rooted in both technical and empirical analysis—leading to practical and permittable solutions for the communities in which we work, live, and play.

Stormwater and Environmental
The stormwater management professionals at GAI protect ponds, wetlands, and water channels—keeping them operational and enabling public and private clients to advance their development projects. Our civil engineers and landscape architects work collaboratively on innovative design solutions that can provide both engineering and aesthetics to each client’s project.

Utilities
GAI has assisted numerous utilities and developers with routine utility relocations associated with new development and roadway modifications. Our staff has the capability to design and oversee both simple and complex open cut installations, as well as horizontal directional drills and jack & bore installations. We understand the challenges associated with the installation of new—or replacement of redundant—main and service lines in scenarios in which permitting and/or interlocal agency coordination can be challenging, such as crowded rights-of-way, railroad crossings, state highway crossings, and stream crossings.

Site Engineering
Development projects embody unique site layout, grading, roadway, and utility design characteristics; and every region has topography, property constraints, and infrastructure design challenges. GAI evaluates existing site conditions, including topography, natural resources, wetlands and streams, drainage patterns, and existing or nearby utility and roadway infrastructure. We understand the importance of the early planning, so the site layout is in continuity with existing conditions and meets the intended use of the client.

Landscape Architecture
Our Landscape Architecture + Design Studio operates under a fundamental planning and design philosophy of developing solutions that make a positive contribution to the local values of Place. We work in active urban environments, historic towns, walkable neighborhoods, campus environments, parks, and natural lands. We are committed to creating rich, diverse, sustainable and authentic places for people—beautiful works that allow people to connect to the environment, community, and each other.

Project Delivery (Value Engineering
and CEI)
The GAI culture is founded on the understanding that Alternative Technical Concept development can provide a competitive advantage to a client, while greatly enhancing the final project from the owner’s perspective. GAI combines our vast construction and design expertise in the development of Alternate Technical Concepts to value engineer every aspect of the project. This same experience is leveraged to provide construction engineering and inspection (CEI) services on a part-time or full-time basis.
