WILDLIGHT DEVELOPMENT
Nassau County | Florida
GAI provided planning, civil engineering, permitting, landscape architecture, and construction phase services for the Village Center of Wildlight, a new traditional neighborhood development (TND) community in Nassau County, Florida. The 100-acre, mixed-use Village Center is the first phase of this 2,900-acre community located just off I-95, 20 miles north of downtown Jacksonville. Additionally, GAI provided overall project visioning, including design of all common areas, streetscape design, signage, and wayfinding as well as a landscape architectural pattern book to guide design of the residential neighborhoods.

HIGHLAND CHASE
Duval County | Jacksonville, Florida
GAI is providing planning, civil engineering, permitting, bidding, and construction phase services for this Lennar Homes subdivision located on 193 acres along Garden Street in Jacksonville, Florida. This Planned Unit Development (PUD) project consists of over 450 homes, and includes the design of a project amenity center and two lift stations. Additionally, GAI worked with the client and JEA (the local utility provider) to develop an innovative infrastructure solution to service the project’s sanitary sewer needs, which required the design and permitting of a downstream sewer upgrade.

BANNING RANCH
City of Leesburg, Florida
GAI is providing site/civil engineering design services for this 160-plus-acre, planned residential community of approximately 243 homes located along CR 33 in Leesburg. GAI’s design provides the necessary infrastructure to service the residences, along with two commercial parcels, and includes offsite water, sewer, and reuse improvements along CR 33 and Manor Oaks Court; internal roadways, site grading, stormwater collection, potable water, and wastewater collection and transmission systems; and roadway improvements to CR 33 at the community entrances. The offsite utility improvements will cross Florida’s Turnpike right-of-way, requiring a permit from the Florida Department of Transportation (FDOT). Further permitting through the St. Johns River Water Management District (SJRWMD), the City of Leesburg, Lake County, and the Florida Department of Environmental Protection (FDEP) will also be required.

CROSSPRAIRIE COMMUNITY ED5
City of St. Cloud, Florida
GAI is providing design and engineering services for the construction of 245 new residential units, tentatively known as ED5 Residential, located within the larger mixed-use, master planned Crossprairie Community in St. Cloud, Osceola County. The project is being developed in two phases, consisting of 133 and 112 units, respectively. GAI’s civil engineering services include the design of the infrastructure necessary to support the project, including roadways, site grading, stormwater collection system, stormwater management system, potable water, reclaim water, and wastewater collection and transmission systems for each phase.
Additionally, GAI’s landscape architects are providing hardscape, landscape, and irrigation design for this project. This includes the design of all common areas such as the entryway, streetscape, parks and buffer areas, and the community pool amenity.

EAGLETAIL LANDING
City of Leesburg, Florida
GAI is providing site/civil engineering design services for Eagletail Landing, a new planned residential community with approximately 542 homes, located on CR 48 in Leesburg, Florida. GAI’s design for the project will provide the necessary infrastructure to service the residences and community, which includes offsite roadway improvements to CR 48 and Number 2 road, internal roadways, site grading, stormwater collection, potable water, and wastewater collection and transmission systems based on regulations set forth by Lake County, City of Leesburg, Florida Department of Environmental Protection (FDEP), and St. Johns River Water Management District (SJRWMD). GAI’s scope of engineering services consists of civil engineering, environmental engineering, final engineering, permitting, bidding assistance, and pre-construction, and construction phase services.
